A Day in the Life of a Loan Officer
Mortgage lending is a relationship-driven business. Every day looks a little different, but the goal is always the same: helping clients navigate one of the biggest financial decisions of their lives.
A typical day might include:
Morning
• Responding to client emails and questions
• Reviewing loan files and documentation
• Communicating with processors, underwriters, and real estate agents
Midday
• Speaking with prospective homebuyers about financing options
• Pre-qualifying borrowers and structuring loan scenarios
• Educating clients about loan programs and next steps
Afternoon
• Following up with referral partners and past clients
• Reviewing loan conditions and moving files toward closing
• Learning new loan programs or market updates
Some days are fast-paced and busy, especially when multiple loans are in process. Other days are focused on building relationships and preparing for future business.
Successful loan officers are organized, responsive, and committed to providing excellent service.
Training Program Overview
New loan officers begin their training through United Wholesale Mortgage’s BrokerX program, one of the most respected training programs in the mortgage broker channel.
The program includes:
• 4 weeks of online coursework followed by your NMLS test
• 3 days of in-person training at UWM headquarters in Pontiac, Michigan
• Hands-on education covering loan programs, underwriting guidelines, compliance, and loan structuring
This training is designed to prepare you for the real-world responsibilities of being a mortgage loan officer.
Training Costs & Responsibilities
Participants are responsible for the following:
• BrokerX training registration fee: $399
• $100 rebate issued after passing your NMLS exam
• Florida licensing fees through the NMLS
• Travel-related expenses to attend BrokerX training (excluding hotel and flight, which are covered by UWM) like luggage fees, transportation to UWM’s campus, and meals.

Licensing Requirements
Before originating loans, you must become a licensed Mortgage Loan Originator.
Requirements include:
• Completing 20 hours of NMLS pre-licensing education through UWM’s BrokerX program
• Passing the SAFE Mortgage Loan Originator Test
• Submitting fingerprints and a background check
• Applying for your Florida MLO license

Welcome Home Loans operates as an independent mortgage brokerage, which means we are not limited to a single bank or lender.
Instead, we work with multiple wholesale lenders to find the best loan options for our clients.
This model allows loan officers to:

Compensation Structure
Loan officers at Welcome Home Loans operate as independent contractors (1099).
There is no salary and no traditional employee benefits associated with this role.
Loan officers earn commission-based income based on the loans they originate.
This structure allows motivated individuals to build unlimited income potential as their relationships and production grow.
As independent contractors, loan officers are responsible for their own:
• Taxes
• Health insurance
• Retirement planning
Work Environment
Welcome Home Loans operates as a remote-first brokerage.
Loan officers typically work from a home office while building relationships with clients and referral partners.

Loan officers must maintain a secure home office environment that protects borrower data and complies with credit bureau security requirements.
Production Expectations
Some individuals begin training while still working in hospitality or other service roles.
However, mortgage lending is designed to become a full-time professional career.
Loan officers are expected to actively build referral relationships and originate loans once licensed.
As production grows, most loan officers naturally transition into mortgage lending as their primary profession.
There will be an in-house processor who handles most of the documentation and file coordination once the file is under contract. However, you will be learning all aspects of the loan process, including processing, during your training and shadowing periods.

Welcome Home Loans was founded on a simple belief: mortgage lending should be built on service, education, and integrity.
After more than two decades in the mortgage industry as a processor, loan originator, and broker, I’ve seen firsthand how confusing the home financing process can be for clients.
My goal in building Welcome Home Loans was to create a brokerage that focuses on:

Do I need mortgage experience?
No. We recruit individuals who are new to the industry and provide guidance through BrokerX and mentorship.

Yes. BrokerX requires three days of in-person training at UWM’s campus in Pontiac, Michigan.
Flights and hotel accommodations are covered by UWM. Other travel-related expenses are the responsibility of the participant.
There will be more opportunities to visit UWM’s campus for additional training. You will also be able to take Realtors with you to build referral relationships.
What happens after training?
After completing BrokerX and obtaining your license, you will begin originating loans with mentorship and guidance from Welcome Home Loans.
